Santo Domingo is the deepest real estate market in the Dominican Republic: it is home to the largest concentration of creditworthy tenants in the country, and demand for well-located housing is growing faster than supply. For an investor, that translates into two proven strategies: buy to rent in neighborhoods with corporate demand, or buy pre-construction and capture appreciation during the build.

For rentals, the key is the target tenant. A 1-2 bedroom apartment in Naco, Evaristo Morales, or La Julia targets the executive who works in the Polígono and rents for 6-8% gross annual yield on a traditional lease — more if furnished for corporate stays. Larger family units rent at lower percentages but with tenants who stay for years. In our first meeting we define which profile fits your capital and your tolerance for hands-on management.

With pre-construction, the math is different: you enter with a 10-20% down payment, pay in installments over 24-30 months of construction, and at delivery your unit is typically worth 20-35% more than your list price — if the project and the neighborhood were well chosen. The risk sits entirely in the "if": developer, trust structure, and location are everything. My filter is simple and strict — I only recommend projects from developers I have already bought from or sold for, with verifiable past deliveries.

What I will not do is sell you brochure returns. I show you numbers from real transactions — effective rents, condo association fees, months of vacancy, taxes — and we model the net return of each option together.
